What is an EICR?
An Electrical Installation Condition Report (EICR) is a detailed inspection of a property’s electrical system. It is carried out to ensure the installation is safe, complies with current regulations, and does not present a risk to occupants.
An EICR looks at the overall condition of the wiring, the consumer unit, and all fixed electrical components within the property.

What does an EICR involve?
During an EICR, the following areas are inspected and tested:
- Consumer unit (fuse board)
- Wiring throughout the property
- Socket outlets and switches
- Lighting circuits
- Earthing and bonding arrangements
The electrician will carry out a combination of visual checks and electrical testing to assess safety.

Do I legally need an EICR?
Landlords
If you are renting out a property, an EICR is a legal requirement under UK law.
- Must be carried out at least every 5 years
- A copy must be provided to tenants
- Any C1 or C2 issues must be rectified within 28 days

Homeowners
While not legally required, it is recommended that homeowners have an EICR carried out:
- Every 10 years
- When purchasing a property
- If the installation is older or has not been checked recently

What happens if issues are found?
Any issues identified during the inspection are given classification codes:
- C1 (Danger Present) – Immediate risk, requires urgent action
- C2 (Potentially Dangerous) – Needs to be addressed as soon as possible
- C3 (Improvement Recommended) – Not unsafe, but improvements advised
For landlords, any C1 or C2 observations must be resolved for the report to be satisfactory.
