What is an EICR?

An Electrical Installation Condition Report (EICR) is an inspection and test of the fixed electrical installation in a property. It checks the condition of the wiring, consumer unit, earthing, bonding and electrical circuits to identify defects, deterioration or potential safety issues.

What’s Included in an EICR?

  • Consumer unit inspection
  • Earthing and bonding checks
  • Circuit testing
  • RCD/RCBO testing
  • Visual inspection of wiring and accessories
  • Identification of C1, C2, C3 and FI observations
  • Digital EICR report

EICRs for Landlords

Landlords in England are generally required to have the electrical installation in privately rented properties inspected and tested at least every five years. We can carry out the EICR, provide the digital report and explain any remedial work that may be required.

EICRs for Homeowners and Property Buyers

An EICR is also useful if you are buying a property, moving into an older home, planning renovation work or if the electrical installation has not been inspected for many years.

What Happens if the EICR is Unsatisfactory?

If defects are found, the report will identify them using the appropriate observation codes. We’ll explain what the findings mean and can provide a separate quotation for any remedial work required to bring the installation up to a satisfactory standard.

EICR FAQs

How often should an EICR be carried out?
For privately rented properties in England, an EICR is generally required at least every five years. Homeowners may also choose to have one carried out periodically, particularly in older properties.

Do I need to be at the property during the EICR?
Not necessarily, as long as access can be arranged and we can safely access the consumer unit and electrical points throughout the property.

Will the electricity need to be turned off?
Yes, parts of the inspection and testing will require the electrical supply to be isolated for short periods.

What do C1, C2, C3 and FI mean?
C1 and C2 observations indicate safety issues that require attention, C3 identifies recommended improvements, and FI means further investigation is required.

Can you carry out the remedial work if the EICR is unsatisfactory?
Yes. We can explain the defects and provide a separate quotation for any remedial work required.
